Finish options

  • Broom finish. A simple textured surface that gives good traction and is usually the most economical.
  • Exposed aggregate. The surface is washed to reveal the stones in the mix, for a textured, non-slip look.
  • Stamped concrete. Patterns pressed into the surface to look like stone, slate, brick or wood, usually with color. It typically needs resealing every few years to keep its look.
  • Colored concrete. Integral color mixed in, or stains applied after.

Plan the drainage first

A patio is a big, flat surface right next to the house. It should slope gently away from the foundation so rain does not run toward the basement or under a sliding door. If your yard already has drainage problems, mention them in your request, because the patio can make them better or worse.

Permits, zoning and HOAs

  • Many townships count a patio toward lot coverage or impervious surface limits, and some require a zoning permit and setback from property lines.
  • HOAs often require approval of patios, size and materials.
  • If the patio will support a roof, pergola, outdoor kitchen or hot tub, tell the contractor; that can change the design and the permits needed.

Concrete versus pavers

Pavers can be lifted and reset if something settles, and many homeowners like their look. Poured concrete is a continuous slab, often with a lower price per square foot for simple finishes, but cracks are harder to hide. Stamped concrete sits in between. Ask contractors which they install and why they recommend it for your yard.

Questions to ask

  • What is your NJ Home Improvement Contractor registration number?
  • How thick will the slab be, and what base and reinforcement will you use?
  • How will it drain, and where will the control joints go?
  • For stamped concrete: what sealer, and how often will it need resealing?
