How a driveway replacement usually goes

  1. Site visit and estimate. The contractor measures, checks the slope toward the garage and street, and looks at the existing base. Ask that the estimate list thickness, reinforcement, finish, joint layout and what happens to the old material.
  2. Permits. Many townships require a permit or zoning approval for a new or widened driveway, and almost all regulate the apron and curb cut where the driveway meets the street. If the street is a county road, the county issues road opening permits; on a state highway, it is NJDOT.
  3. Utility mark-out. Tear-out and base work is excavation. The contractor should contact NJ One Call (811) at least three full business days before digging.
  4. Tear-out and base. The old surface is removed, soft soil is dug out, and a stone base is placed and compacted.
  5. Forms, pour and finish. Forms are set, the concrete is placed, finished and jointed.
  6. Curing. You stay off it for a while; the contractor will tell you when foot traffic and cars are okay, which is typically longer for vehicles.

Concrete or asphalt?

Many Burlington County driveways are asphalt. Concrete generally costs more up front but can last a long time with little maintenance when it is installed well. Asphalt is often less expensive to install, can be resurfaced, and benefits from periodic sealcoating. Which is better depends on your budget, the look you want, your HOA, and how long you plan to stay. Ask your contractor to explain both if they install both.

Widening a driveway

Adding a parking pad or widening a driveway increases the paved area on your lot. Many townships limit lot coverage or impervious surface, and HOAs often have rules too. Check with your township zoning office before committing.
