HOA approval comes first in many communities
Mount Laurel has many homeowner and condominium associations. In townhouse communities, driveways, walks and patios may be common elements maintained by the association, or may need architectural approval before you change them. Before you get estimates:
- Check your governing documents for who owns and maintains the driveway and walks.
- Ask the association about approved materials, colors and patio sizes.
- Submit any required architectural application before work is scheduled.
Single-family neighborhoods
In older neighborhoods such as Ramblewood, Larchmont and the streets around Rancocas Woods, driveways and walks installed decades ago are due for replacement in many cases, and mature trees have lifted some sidewalks and aprons. Mount Laurel's tree ordinance requires a permit to remove many trees, including street trees, so if roots are the problem, check with the township before roots are cut or a tree is removed.
Permits
Driveway aprons, curb cuts and sidewalks in the public right of way generally need a township permit. Lot coverage limits can affect wider driveways and larger patios. Properties on Route 38 or Route 73 front state highways, where driveway access is under NJDOT.
Drainage near the Rancocas
The Rancocas Creek and its branches run along the township. On low lots, make sure new paving does not send more water toward your home or a neighbor's, and ask the contractor how the slab will drain.
Covering all of Mount Laurel
Requests come in from Ramblewood, Larchmont, Rancocas Woods and the townhouse communities off Route 38, and from streets along Route 38, Route 73, Church Road, Union Mill Road, Hainesport-Mount Laurel Road and Elbo Lane (ZIP 08054). The Mount Laurel Township area sits near the Rancocas Creek and its South Branch tributaries, so mention in your request if your property is low-lying or close to the water.
Mount Laurel questions
My townhouse driveway is cracked. Is it mine to fix?
It depends on your association's documents. In many communities, driveways and walks are maintained by the association. Ask them in writing before hiring anyone.
Can roots lifting my sidewalk be cut?
Cutting roots can harm a tree, and Mount Laurel regulates removal of many trees, including street trees. Check with the township first.
